Income guidelines have been drawn up to ensure that you can pay the rent every month and also bear your other (fixed) costs. To avoid disappointment during the registration process, you can calculate yourself whether you can meet these guidelines. Because the houses are rented out in the free sector, it is not possible to receive housing subsidy. A guarantee by parents or other third parties is unfortunately not possible.
Income standard: minimum gross monthly income of 3.5 times the monthly rent. If you want to rent a parking space, it is the monthly rent plus € 125 monthly rent of the parking space.
A second income counts for 100%.
Do you have equity on a Dutch bank account? If you have equity of at least € 50,000 and it is important to count this in order to comply with the income guidelines, we will count 10% of the assets as income on top of your gross annual income.
Good to know about renting in Westbeat
You can only rent an apartment in Westbeat if you are going to live there yourself, and after the move you must register at the rented address in the Municipal Personal Records Database of the municipality of Amsterdam. In Westbeat you can of course rent together with your family, but it is also possible to live together with a friend. In both cases, all residents must register at the address.
You rent the house for at least 1 year. After that, the rent can be terminated on the first of the following month, with a 1 month notice period. An example: you indicate on April 19 that you want to terminate the lease, then the lease ends on June 1.
The final matching is done on the basis of the information you provide, including information about your income and your housing preference. It is therefore important that you fill in the registration form completely and truthfully. All data is later checked by means of a document check and a credit check.
